MANILA -- Pag-IBIG Fund is offering a special 4.5 percent interest rate on home loans up to P1.8 million.In a statement, the Home Development Mutual Fund said the special interest rate is available for first-time homebuyers earning less than P47,856 monthly in the National Capital Region, and less than P34,686 monthly in areas outside Metro Manila.Overseas Filipino workers (OFWs), regardless of income, may also apply, Pag-IBIG said. The special interest rate is available to the first 10,000 locally employed applicants and the first 1,000 OFW applicants. Pag-IBIG Fund chief executive officer Marilene Acosta said the special rate allows members to save nearly P2,000 monthly, or about P71,000 over the first three years of a P1.8 million loan payable over 30 years. Under this offer, the monthly amortization for this loan at the 4.5 percent promo rate is only P9,120.34, compared to P11,082.91 at the regular 6.25 percent interest rate.“This program makes even non-socialized housing more affordable and responds to the needs of Filipino families who prefer house-and-lot units that offer more space, privacy and long-term value,” Acosta said.Last month, Pag-IBIG also offered residents who live in its foreclosed properties a chance to buy their homes at <a href="https://www.abs-cbn.com/news/business/2025/8/29/pag-ibig-urges-residents-of-foreclosed-properties-to-buy-houses-at-10-pct-off-1839" rel="noopener noreferrer" target="_blank">10 percent off</a>.
